We are a design-build firm, which is a plain way of saying that the drawings, the approvals and the construction are all our responsibility.
That structure is the reason this list looks the way it does. A builder who subcontracts design has to hand your project across a gap at the start. A designer who subcontracts construction has to hand it across a gap at the end. Every gap is somewhere for cost and blame to accumulate, and you are the one standing in it.
Whichever of these you came here for, the arrangement is the same: one contract, one schedule, a fixed price agreed before work starts, and Tarion warranty behind the result.

A good number of the people who come to us do not own land, or need to sell a house before they can build. We help with both — finding the property, telling you what can be built on it before you commit, and handling the sale of the home you are in.
What it costs
We publish our numbers, which almost nobody in this market does. Signature Series runs $350 to $450 per square foot, Estate Series $450 to $800, and most projects start around $1,050,000. Those are planning ranges; your quote is fixed and itemized before we break ground.
