Mississauga is not a market we expanded into. It is where GrandBuild Homes was founded in 1995 and where the majority of the hundred-plus homes we have delivered still stand.

That matters more than it sounds. We know which Mississauga wards move quickly through committee of adjustment and which do not. We know what the mature tree bylaws mean for a lot in Lorne Park, what the servicing looks like on the older Mineola streets, and how the lakeside grades near Port Credit affect a walkout.

Most of what we build here is infill: a post-war bungalow comes down and a five-thousand-square-foot home goes up in its place, on a street where the neighbours have to live through it. We take that part seriously, because we are usually going to be back on that street within a year or two.

Most of the homes in our gallery are Mississauga builds. You can look at the finished work, watch the film, and drive past the address.

Building on a Mississauga lot

The constraint here is almost always the existing lot rather than the design. Frontage, setbacks, mature trees and the grade at the rear decide what is possible before an architect draws anything.

We establish that first, walk the property with you, and tell you what the envelope actually allows. If the answer is smaller than you hoped, better to hear it in week one.
