A custom home is only as good as the lot it sits on. Before a single drawing is made, the land you choose shapes what you can build, what it will cost, and how smoothly the project goes. Here is how to evaluate a lot for a custom home in the Greater Toronto Area.

Location and neighbourhood

Beyond lifestyle, location affects value and what is permitted. Established GTA neighbourhoods often come with mature streetscapes and larger lots, but also with stricter zoning, heritage considerations, and Committee of Adjustment processes. Knowing the rules of a given neighbourhood before you buy prevents expensive surprises later.

Lot size, shape, and slope

Frontage, depth, and overall area determine how large a home you can build under local lot-coverage rules. Irregular shapes and sloped lots can be turned into stunning designs, but they influence foundation type, drainage, and cost. A walkout basement, for example, may be possible on a slope that a flat lot cannot offer.

Zoning, setbacks, and coverage

Zoning dictates how close to the property lines you can build, how tall, and how much of the lot the home can occupy. Two similar-looking lots can permit very different homes. This is the single most important due-diligence step before purchasing.

Services and site conditions

Check for available municipal water, sewer, gas, and electrical connections, and consider soil conditions, trees protected by bylaw, and access for construction. Servicing a lot that lacks connections adds cost.

True vacant lots are rare in built-out GTA areas, so many custom homes begin as tear-down rebuilds. Both paths work — the right choice depends on price, location, and what the land allows.
