Here is how the process works, what it costs, and how long it takes.
Why tear down and rebuild?
In mature GTA neighbourhoods, the land is often worth more than the house sitting on it. Rather than renovating an aging home with compromised structure, layout, and systems, a rebuild lets you start fresh — a brand-new custom home, built to current code, with the floor plan, ceiling heights, and finishes you actually want, in a location that is already built out and connected.
The tear-down and rebuild process
1. Lot and feasibility review. Before you commit, the lot is assessed for zoning, lot coverage, setbacks, and what size and style of home it can support.
2. Design and architectural drawings. Your new home is designed around your needs and the lot, then turned into the architectural and engineering drawings required for approvals.
3. Permit preparation. Drawings are submitted to the municipality. Established neighbourhoods may also involve Committee of Adjustment or conservation approvals.
4. Demolition. Once permits are in hand, the existing structure is removed and the site prepared.
5. Construction and finishing. The new home is built, inspected at each stage, and finished to your specification.
What it costs
Rebuild budgets include demolition and site preparation on top of construction. Custom-home construction in the GTA generally starts around $300 per square foot and rises with design complexity and finish level. The land, demolition, permits, and professional fees are separate line items — which is why a detailed, transparent estimate built around your specific lot and design matters far more than a generic figure.
How long it takes
From design to move-in, most custom rebuilds take roughly 12–18 months, depending on design complexity and municipal permit timelines. Demolition itself is quick; approvals and construction drive the schedule.
