Toronto infill is the hardest construction we do, and it is hard for reasons that have nothing to do with the house.
A tight midtown lot means no laydown area, restricted delivery access, shoring against neighbouring foundations, and a construction schedule that has to work around a street where every hour of blocked access is somebody complaining. The building is straightforward. The logistics are not.
We plan the site before we plan the build: where material lands, how excavation is trucked out, what shoring the neighbouring properties require, and how the schedule fits the city’s permit and inspection rhythm.
Toronto’s committee of adjustment is also its own discipline. We would rather spend an extra month getting an application right than a year appealing one that was not.

Infill, shoring and the neighbours
On a Toronto lot the neighbouring houses are usually within a few metres, which makes underpinning and shoring an engineering question rather than a formality.
It also makes your relationship with the street part of the job. We keep sites clean, hoarded and predictable, because a complaint-driven stop-work order costs more than doing it properly.
