A custom home is the largest thing most people will ever commission. We build them the way that fact deserves.
We are a design-build firm, which means the drawings, the permits, the engineering, the construction and the finishes are all ours. You are not appointing an architect, then a contractor, then a kitchen supplier and absorbing the gaps between them. There is one contract, one schedule, and one person who answers the phone.
Most of our homes run between 3,000 and 5,500 square feet on infill lots across Mississauga, Toronto, Oakville, Vaughan and the surrounding municipalities. A good number replace a bungalow that stood on the lot first. If you do not own land yet, we help you find it and sell the home you are in.
Typical time from first drawing to move-in is twelve to eighteen months, depending on the size of the home and how quickly the municipality moves. We give you a realistic schedule at the start rather than an optimistic one.
What the build includes
Everything between an empty lot and a finished home, under one contract.
Architecture and design
Working drawings developed around your lot, the zoning envelope and how you live day to day.
Permits and approvals
Zoning, committee of adjustment where needed, engineering and building permits. We deal with the city.
Demolition and servicing
Taking down what is there, site preparation, excavation, foundations and utility connections.
Structure and envelope
Framing, roofing, windows, exterior cladding and the weather envelope that decides how the home ages.
Mechanical and interior
HVAC, plumbing, electrical, insulation, drywall, millwork, tile and flooring.
Finishes and handover
Kitchens, bathrooms, stairs, lighting, final walkthrough, deficiencies closed and Tarion registered.
What it costs
Our Signature Series runs $350 to $450 per square foot and our Estate Series $450 to $800, with most projects starting around $1,050,000. Those are planning ranges, not quotes.
After we walk the property and understand the scope, your price is itemized line by line and fixed before we break ground. It does not move afterwards unless you change something.
